In the past, electric heating was assumed to be as inefficient as possible. This reflected how most electrical energy was made in the UK at the time, but this was quickly becoming out of date.

As of June 2022, SAP 10 (that’s a Standard Assessment Procedure) has come into place. This means that new energy and carbon requirements have been set out. New inspections will need to abide by them.

The key change for electric heating in SAP 10 is the change in fuel and C0₂ factors. These factors decrease the energy efficiency rating for various fuel types.

For electricity this will be reduced from 0.519 kgCO2/kWh to 0.233 kgCO2/kWh.

That’s a reduction of more than half.

Simply put, it’s going to be so much easier to achieve compliance with electric heating.

Electric heating that isn’t supplemented by renewable energy will remain expensive. But this is mostly a result of tax laws, which are likely to change due to the government’s net zero goals.

A good EPC rating will ensure your home is futureproof.

How Does This Impact You?

How well your home ranks on the EPC scale is more important if you’re a landlord or planning on selling your home. Still, there are loads of benefits that anyone can enjoy.

If you’re a landlord, a good EPC rating is vital. You must have an E rating at least to be legally permitted to rent a property. From 2025, newly rented properties will need a rating of C or above. These changes mean this is much more achievable for smaller scale landlords.

Even if you’re not a landlord, there are other benefits that you can enjoy with a higher EPC rating. These include:

While it’s not guaranteed, properties with higher EPCs tend to have cheaper mortgage rates. This is because research indicates they’re less likely to fall into arrears. You can also access special green mortgages with certain lenders, which have lower rates.
